
Unlocking the Full Potential of the Site
This project in Eleebana began with a familiar question. Renovate the existing home, or start again.
The original dwelling had limitations that would have been difficult to overcome through renovation alone. Ceiling heights were constrained, the layout lacked flow, and there were clear limits to how much the home could be improved without working against the structure itself.
After early feasibility discussions and design review, it became clear that a knockdown rebuild would deliver a far better long-term outcome.
The Shift in Approach
Moving to a full rebuild created the opportunity to rethink the home entirely, rather than working around what was already there. It allowed the design to respond properly to the site, the outlook, and how the clients wanted to live.
From the beginning, the process was collaborative. The clients were closely involved as the design evolved, and we worked alongside them to refine layout, proportions, and material selections in a way that kept the project grounded and buildable.
This early alignment helped ensure the final home felt cohesive, rather than overdesigned or compromised.
Working Within Site Constraints
The site itself presented challenges that needed to be carefully managed.
As a battle-axe block, access was restricted, with limited space for trades, deliveries, and material storage. This meant the build required a more disciplined approach to planning, with careful sequencing and coordination throughout.
Materials were staged deliberately, long-lead items were organised early, and the site was managed tightly to avoid congestion or delays. These decisions do not stand out in the finished home, but they play a major role in how smoothly a project runs.
Construction and Delivery
Despite the constraints, the project was delivered in just six months.
This came down to detailed programming, clear communication, and hands-on supervision throughout the build. Trades were coordinated closely, and the construction process was structured in a way that kept everything moving without compromising on quality.
Speed was a result of planning and control, not shortcuts.
Design and Key Features
The completed home reflects a refined mid-century modern approach, with clean lines, strong horizontal forms, and a restrained material palette.
One of the standout aspects of the design is how it connects to the outdoors. Living areas open directly to outdoor spaces, creating a sense of openness and privacy at the same time, despite the home's proximity to surrounding properties.
A defining feature within the home is the children's loft, positioned above the main living area. It provides a dedicated space for play and interaction, while maintaining a visual connection to the rest of the home. It is a simple idea, but one that adds both character and functionality.
What the Site Delivers Now
The finished home is a significant transformation from what was originally on the site.
What was once a dated dwelling is now a well-resolved family home that takes full advantage of its location and outlook. The layout feels open, the spaces are connected, and the overall design holds together as a complete and considered whole.
Just as importantly, the project demonstrates what can be achieved when the decision to rebuild is made early enough to unlock the full potential of the site.
